💰 Hamilton's ADU Grant: Up to $40,000 Per Unit
Hamilton is currently one of the most financially attractive cities in Ontario to build an Additional Dwelling Unit. Through the City's ADU and Multi-Plex Housing Incentive Program, eligible homeowners can receive a grant covering 70% of eligible costs, up to $40,000 per eligible unit - with a first advance of 20% (up to $8,000) to help fund early work.
- Applies to ADUs and garden suites within or on the same property as low-density homes, and to multi-plex conversions of six units or fewer
- Your property must be within the Housing for Hamilton Community Improvement Project Area (most of the city, with limited exceptions)
- A building permit must be issued before any grant decision is made - which makes getting your drawings right the critical first step
We prepare the complete permit drawing package the grant application depends on, and our documentation is built to satisfy both the Building Division and the incentive program's file requirements.
How the Hamilton Building Permit Process Works
Hamilton runs a dedicated ADU review team for existing single-family homes - covering up to two units inside the house plus one detached unit. A few Hamilton-specific realities we design around:
- House age matters: different Ontario Building Code provisions apply depending on when your home was built - critical for Hamilton's large stock of pre-war and century homes
- Water service sizing: adding units can require upsizing the water service line on the private and/or public side, depending on total fixture counts
- Escarpment and grading: Mountain-brow and lower-city properties can carry different grading and drainage requirements
Don't leave $40,000 on the table.

Frequently Asked Questions
How much is Hamilton's ADU grant?
The grant covers 70% of eligible costs up to $40,000 per eligible unit, with a first advance of 20% (max $8,000). A building permit must be issued before a grant decision is made, and the property must fall within the program's Community Improvement Project Area.
Can I convert my Hamilton house into a duplex or triplex?
In most low-density zones, yes - Hamilton permits up to two additional units inside an existing home plus one detached unit, and its incentive program also covers multi-plex conversions of six units or fewer. See our multiplex permit page for the conversion process.
Do older Hamilton homes have different permit requirements?
The OBC applies different provisions based on the age of the building - fire separation and structural details for a 1920s brick home differ from a 1990s build. Our drawings account for your home's vintage from the start.
How long does a Hamilton building permit take?
Ontario's review target is 10 business days for houses with complete applications. Hamilton's dedicated ADU team reviews ADU applications; complete drawings are what keep you inside that window.
Does Ontario Design Studio help with the grant paperwork?
We prepare the permit drawings and documentation the grant application depends on, and coordinate with your grant file so the drawing package satisfies both the Building Division and program requirements.
