How to Apply for a Building Permit in the GTA
While each municipality has its own portal, the process is broadly the same across the GTA:
- Confirm zoning - check that your project conforms to the local zoning by-law, or apply for a minor variance if it does not
- Prepare OBC-compliant drawings - site plan, floor plans, elevations, sections, structural details, and energy compliance, prepared by a BCIN-qualified designer
- Create a portal account and complete the forms - including Schedule 1 (Designer Information)
- Upload, pay, and pre-screen - many cities require unsecured PDF files in a specific format before the review begins
- Respond to examiner comments - a complete first submission usually clears within Ontario's 10-business-day target for houses
- Permit issued, then inspections - book municipal inspections at each required stage through to final sign-off
Regional Servicing: York, Peel, Durham & Halton
Your building permit is handled by the local city, but water, sanitary, and stormwater connections are often coordinated with the upper-tier region - York Region, the Region of Peel, Durham Region, the Region of Halton, or the Region of Waterloo. New builds, additions, and second units may require regional servicing sign-off in addition to the building permit. We flag any regional requirements early so they do not delay your project.
